Home Inspection - Foundations
http://www.homeownerseries.com The foundation of a home is a particularly important area to inspect. The foundation is the main support for the home. If there are problems with the home's foundation, repairs not caught early may become extremely expensive. The supporting structure of a home is mainly configured in three different ways. These three arrangements have similar features like concrete footings that support the home's weight, yet also differ greatly and need to be looked at on an individual basis. Illustrated here is a "pad style foundation". This style of support system is built using concrete reinforced with steel rebar rods laid deep into the ground. Over the footings rests the home's foundation, which is made of concrete rebar. Tied into the foundation is the home's concrete-rebar slab, which supports some weight but is not designed to be a supporting feature in the home. When this type of home is built its footings, foundation, and slab are poured at the same time creating one solid piece. Note that the footings and foundations do extend into the center of the home, under the main weight bearing walls. The next home was built over a crawl space. This style of support structure is consistent with the pad style, in that it is built with concrete-rebar footings and a cinderblock foundation reinforced with rebar. The difference is that the home is slightly elevated and the main floor of the home is built overtop of wooden joists, instead of a concrete slab. The wooden joists extend from foundation point to foundation point. The last style of support structure we will look at is a home built with a basement having both a concrete slab and an enlarged crawlspace. Concrete-rebar footings are poured and cinderblock reinforced with rebar is used to build the foundation, which becomes the basement walls. A cement slab is poured at the bottom of the foundation, which is now the basement floor. The 1st floor of the house rests on the wooden joists that extend from foundation point to foundation point. Though your cursory inspection of the foundation is very limited, it is important to look as close as you can. Problems with the foundation will affect many other areas of the home, and the costs of repairs will grow rapidly. Taking the time to look for clues throughout the house, should give you an indication of the homes overall soundness, saving you both time and money. During your inspection, if problems are discovered with the foundation only a licensed structural engineer can give you a written certification to the foundations soundness. Home inspectors cannot provide this service, so do not be fooled into having a home inspector certify structural problems. Begin your inspection in the main areas of your home. Bound doors and windows, along with cracked walls are often indications of unseen ailments beneath your feet. Make a walking inspection of the perimeter of your home. The exposed foundation is usually the small inset band of concrete or masonry at the bottom of your house. Look along this band for any cracks, water damage, or crumbling, paying attention to any clues that can be found.

Expansive Soil's Effects on Your Foundation | RMG Engineers - Geotechnical Engineering in Denver, Co

But, in a way, he's glad it happened because he learned all about Colorado's biggest underground threat to building foundations. Expansive Clay is a condition that was created over a Million years ago and the unique ways Rocky Mountain Group responds to make this threat to foundations a thing of the past. So, what is "Expansive Clay"? Imagine a dry sponge. It's hard as a brick, and it's tough. Now imagine building a house on it. Good idea? Not EVER...for several reasons. Because if it rains a little on one side of the sponge, the sponge inflates, changes shape and pushes the house around. And if the whole sponge gets wet parts of the house lift up several inches. As it dries, it shrinks in many places causing the house to move even more. And Jerry learned on his recent nightmare project that this is happening in many areas throughout Colorado's Font Range. A condition that has been in the making for over a million years. That means that most foundations don't stand a chance when built directly on the expansive clay in this region. But that's when Jerry discovered the Rocky Mountain Group. The best group Jerry's ever found that will offer a full suite of robust Geotechnical Engineering Solutions to create solid foundations, even on the shifty, spongy nature of expansive clay RMG has 30 long years of experience dealing with these Colorado clays. In addition, they have a unique advantage because they have their own structural engineers on staff who work with their soil engineers to find an effective system for Jerry's project. Rocky Mountain Group begins by getting the lay of the land. They perform a deep geotechnical evaluation and analysis to classify your soil type and the likeliest threat factors. They can do soil testing, geohazard evaluation, slope stability analysis, environment assessment and more. Then, when they know about the threats in the ground around your building, they get to work with one or more of their major solutions that they've identified to place your building on a solid base. There are four general types of deep foundation systems that the engineering teams at Rocky Mountain Group use to provide you a solid and stable base for your building. First, they might use Helical Piers, which are similar to large steel screws twisted into the ground to anchor your foundation. Or they might you Deep Concrete Piers, which use large concrete columns dug deep into the ground and socketed into stable bedrock. RMG also uses Micropiles which are deep foundation elements made with high strength, small diameter steel casing and/or a threaded bar which are designed to be stable even in very highly expansive soils. But, some situations call for Driven Piles. These are relatively long, slender columns that support extremely large loads and installed by impact hammering, vibrating or pushing them into the earth. But, Rocky Mountain Group's robust solution set goes beyond only piles and piers. They're pushing the industry forward with alternative solutions that can treat expansive soil itself so you can use a simpler shallow foundation. For example, they can recommend and Over Dig System or a Sub-Excavation system to replace the nightmarish clay soils with a low expansive soils mix. So, instead of sponge clay you get stable dirt reducing the expansion directly impacting your foundation. Third, the engineers that RMG assigns to Jerry's team can design what's called a Dead Load System there they incorporate a less costly shallow foundation designed to be heavy enough to offset moderate uplift if the expansive clay without the significant expense of removing it. There are many stiffened slab systems they use for low to moderate clays that place your building on one rigid mat of concrete. One of the most innovative solutions in the residential and light commercial industries is Tella Firma Technologies. Building an Extension #3 - Suspended Beam & Block Floor
In Part 3 of Skill Builder's series following an extension build it's time for the suspended beam and block flooring. Generally speaking, there are two options for constructing ground floors. You can opt for a solid floor which involves laying wet concrete directly onto your ground surface or you can choose a beam and block floor which is also known as a suspended floor which allows you to achieve a low-cost concrete floor. Beam and block flooring can also be used for suspended flooring to subsequent levels and can even be used to support partition walling. The advantage of a beam and block floor is that you don't have to prepare the oversite saving time, materials and money because no hardcore or oversite concreting is required. If you've got an oversite which is a bit rough or spongy and you don't want to compact concrete onto it you can simply put these beams over the top of it and it doesn't matter what the ground does underneath so it's great in clay or in made up ground. It's also a good system to use because it's fairly cheap and as demonstrated it is quick and easy to install. Other advantages of a concrete floor include a high thermal mass which can help reduce a building's energy consumption as well as noise reducing properties and fire resistant properties. This episode includes: - Raking out the oversite ready to lay the weed barrier and vapour barrier which stops the moisture coming up through the ground to the underside of the beams - Inclusion of air blocks underneath the beams - Putting the block into the beam - it's important to clean the snots off the beams, sometimes you might need to use a brick hammer to scrape through - Why you need to run grout over the blocks, which is basically wet sand and cement which will fill in all the little gaps and tightens the floor up Don't forget to like the video if you want to see more like this.
