Today I got a call from a tenant to say she had some damp patches coming through her bedroom wall, so I went to investigate. Whilst I was out I visited the big commercial to residential HMO property development we're waiting on planning permission for. This investment property is mid-way through renovation but we've pulled our team off site until planning is confirmed. It'll provide a great rental income once it's finished, but the delays caused by planning are are real pain! In this video I share various UK property investing tips that you can implement with £30,000. Your education is vital to your success in anything. Put at least 10% of your £30k into education, mentors, books etc. This is the best investment you can make in yourself. 0:40 the first property I would buy and invest in is an apartment here on a Serviced Accommodation basis as it would give me the highest return on investment (ROI) for my money. 1:10 Investing here will give me up to 40%-50% return on investment (ROI) and rent it as Serviced Accommodation with a Lease permission and have someone manage it for me. 1:26 There is no MAGIC "this is THE BEST THING TO DO" answer to investing your £30k in property in the UK. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! And as many of you will know, we're a property and finance advisory company. I've been asked a lot lately, as to where is our favorite place to be investing and what's the location that works best in the current market given all of the recent changes? And for the past 12 months or so it has unequivocally been Liverpool. Liverpool has a lot going for it, it's obviously in the Northwest, it's quite close to Manchester, it's not a far commute from London either. But, so far as what it has going for it the most, is employment growth, so over the past 12 months, employment growth in Liverpool was 38%. So that's quite incredible you know, there are nearly 40% more jobs in Liverpool this year than there was last year. Also, last year, the economy grew by 15%, that's versus the UK's approximate two and a half percent growth. Now, both of those factors combined together, with about 10 billion pounds of total infrastructure spending, in our opinion, positions Liverpool to really take off. In a similar way, to the likes of Manchester and Birmingham have over the past sort of two, three, four years, Liverpool's has been moving in the right direction, but it hasn't quite had that same spike that we're very confident it will over the coming you know, 12, 24 months or so.
