Finances are won on offence. When you don’t have money, you need to get other people’s money. Who’s got your money? Don’t buy deals you wouldn’t look at if you had a bunch of money. The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them—sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing. Here are 3 things to ask before going into any deal: 1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this. 2.Go over the numbers, the T12. This is objective. Do the numbers add up and make sense? 3.Go look at worst case scenario. Go look at the worst year ever. Will it still break even if another 2008 happens?

Brandeis - FULL Audio Book | Money, Wealth, Business, Politics - Other People's Money and How the Bankers Use It is a collection of essays written by Louis Brandeis published as a book in 1914. The book attacked the use of investment funds to promote the consolidation of various industries under the control of a small number of corporations, which Brandeis alleged were working in concert to prevent competition. Brandeis harshly criticized investment bankers who controlled large amounts of money deposited in their banks by middle-class people. The heads of these banks, Brandeis pointed out, routinely sat on the boards of railroad companies and large industrial manufacturers of various products, and routinely directed the resources of their banks to promote the interests of their own companies. These companies, in turn, sought to maintain control of their industries by crushing small businesses and stamping out innovators who developed better products to compete against them. Brandeis supported his contentions with a discussion of the actual dollar amounts -- in millions of dollars -- controlled by specific banks, industries, and industrialists such as J. P. Morgan, noting that these interests had recently acquired a far larger proportion of American wealth than corporate entities had ever had before. He extensively cited testimony from a Congressional investigation performed by the Pujo Committee, named after Louisiana Representative Arsène Pujo, into self-serving and monopolistic business dealing. The book received great publicity at the time, and was widely lauded by legal academics. The problem is that circumstances usually don't change until the people in the circumstances change. Which means that the only way to change your circumstances is to change yourself. The only difference between what you have and what you want is APPLIED KNOWLEDGE. This booklet will be the knowledge, but YOU have to apply it. NEW WORDS There might seem to be a lot of differences between the rich, the poor, and the middle class, but what if I told you that there was only one idea that the rich use that the the other two do not, that makes all the difference? It’s so simple but so important that when I finally understood it, it changed my life forever. I'm going to open your eyes and show you exactly what I mean, and you’ll see why the rich get richer, the poor get poorer, and the middle class are getting squeezed out. It’s not about what they do, but what they BUY. I want to make this as simple as I can, but to start I want to give you a few definitions of four important words. (When I first heard these, I thought I knew them, but it turns out I was wrong) The words are: Income- which means money you bring in Expenses- which means money you spend These two words are used by the rich, poor, and middle class, but it’s these next two that I thought I knew, but blew my mind: Liabilities- Something that costs you Assets- Something that pays you. Before, I thought an asset was something you own, like a house, a car, or something expensive. But the rich have a different definition of Assets, and this is the one we’ll be working with: “Something that pays you” Usually, people call their house an asset, and if you ask an accountant, they’ll tell you it is, but if you use these definitions, it can also be a liability, right? A house you own but live in COSTS you money, so it’s a liability. BUT, a house that you rent to other people and make money from is an ASSET. So, a quick review: Income is money you make Expenses is money you spend Liability cost you money Assets pay you money. THE RICH Instead of buying STUFF and liabilities with their money, the wealthy buy ASSETS. Again, an ASSET is something that PAYS you. If you have $10,000 you can turn it into much more with time and know-how by investing in stocks, real estate and other business ventures. The problem is that it's finite. You only have $10,000. If you had double or triple that amount, you could double or triple your profits. There's a way you can multiply your profits even if you have a limited amount to invest. Business owners call it OPM or Other People's Money. If you have a plan to turn some money into much more money, you can borrow money to invest as long as the profits will be enough to cover the interest and then some. There's never been a better time to do exactly that than right now because interest rates are unbelievably low. What's more, these great rates are available to regular people. Home mortgage loans and equity lines of credit are available at less than 5%. Other types of loans can be obtained at rock bottom prices too. In order to make money rather than lose it, you need to fully research your making money plan. The thing that you're bringing to the money-owner is expertise. Whether you plan to buy an investment property, start a business or invest in some other scheme, you need to do your homework. Figure out how much you expect to make, when you will receive the profits, what risk is involved and more. Do all the research and work that you would do if you were investing your own hard-earned dollars because you are. If it takes longer than you expect to see results, the interest costs will increase. If your venture fails, you'll have to pay back the loan out of your own pocket. That could be very painful. Be especially careful with variable rate loans. They're ideal for shorter-term investments when rates are low. As the timeframe rises, so does the interest expense. The unknown factor of what the interest rate will be next year or the year after that increases your risk significantly for a long-term venture. Once you get proficient at using other people's money to earn profits, your earning potential is almost unlimited! Take the money you earn on your first venture and invest it in more ventures. Each time you successfully invest you'll have more capital to use on your next venture. Investing in real estate is a tried and true way to earn money in the long run. Salena Kulkarni from Phoenix Wealth Group. In today’s little video I really just wanted to create a video for younger people who are really interested in accessing the property market but may be need to look at using other people’s money. I’ve been doing a little bit of speaking this year, working with younger people trying to encourage them to get their heads around how accessing the property investment market when they’re younger can actually have massively amplified effects later on in their lives in terms of wealth creation and the freedom to have more choice around the work that they do. In particular, a lot of people that I’m speaking with are just leaving University, they’re going into the workplace, maybe on not brilliant incomes and certainly if they’re moving out of home they don’t really have a lot of money leftover at the end of every month to save or to look at purchasing a property. One of the simplest solutions that younger people have is obviously to present a business case to someone who they know that has the money, whether that’s in the form of equity or cash in the bank and sell them on the idea that they would like to invest collectively with their family, friends, parents to kick off their property investment journey. The main things that I would say to you is you’ve really got to have a strong business case to support the fact that you know what you’re doing. So whether that’s that you’re going to work with the buyer’s agent or property investment advisor or you just are doing the research in order to make sure that you don’t make a mistake. Look at all the risks associated with property investing. You’ve got to be able to articulate or describe how you’re going to mitigate those. You’ve also got to be able to articulate how you’re going to manage the investment, how they’re either going to get their money back or by part of the investment and how to think as well about in the event that the asset grows, how you’re going to split those gains. I guess the underlying message that I want to share with you today is be sure to treat it as if it were a business venture rather than you going to someone with your hand out saying, “Can you lend me some money?” I hope that’s really helpful. Other People's Money and How the Bankers Use It is a collection of essays written by Louis Brandeis published as a book in 1914. The book attacked the use of investment funds to promote the consolidation of various industries under the control of a small number of corporations, which Brandeis alleged were working in concert to prevent competition. Brandeis harshly criticized investment bankers who controlled large amounts of money deposited in their banks by middle-class people. The heads of these banks, Brandeis pointed out, routinely sat on the boards of railroad companies and large industrial manufacturers of various products, and routinely directed the resources of their banks to promote the interests of their own companies. These companies, in turn, sought to maintain control of their industries by crushing small businesses and stamping out innovators who developed better products to compete against them. Brandeis supported his contentions with a discussion of the actual dollar amounts -- in millions of dollars -- controlled by specific banks, industries, and industrialists such as J. P. Morgan, noting that these interests had recently acquired a far larger proportion of American wealth than corporate entities had ever had before. He extensively cited testimony from a Congressional investigation performed by the Pujo Committee, named after Louisiana Representative Arsène Pujo, into self-serving and monopolistic business dealing. The book received great publicity at the time, and was widely lauded by legal academics. Attention to the book was amplified by Brandeis' nomination to the Supreme Court of the United States in 1916. Brandeis harshly criticized investment bankers who controlled large amounts of money deposited in their banks by middle-class people. The heads of these banks, Brandeis pointed out, routinely sat on the boards of railroad companies and large industrial manufacturers of various products, and routinely directed the resources of their banks to promote the interests of their own companies. These companies, in turn, sought to maintain control of their industries by crushing small businesses and stamping out innovators who developed better products to compete against them. Brandeis supported his contentions with a discussion of the actual dollar amounts -- in millions of dollars -- controlled by specific banks, industries, and industrialists such as J. P. Morgan, noting that these interests had recently acquired a far larger proportion of American wealth than corporate entities had ever had before. He extensively cited testimony from a Congressional investigation performed by the Pujo Committee, named after Louisiana Representative Arsène Pujo, into self-serving and monopolistic business dealing. The book received great publicity at the time, and was widely lauded by legal academics. ‘Asset class’ is a term that describes groups of securities that act similarly in the marketplace. There are several different asset classes, but for individual investors, the most important are equities – otherwise known as stocks and shares – and bonds, which are often divided into government bonds and corporate bonds. When you buy equities, you are literally buying part of a business, and becoming a co-owner, or shareholder, of that particular firm. The returns you get come in two forms. Firstly, any increase in the share price, making your investment more valuable; and secondly, dividends, which are your share of the profits the business makes. But if the firm goes bankrupt, as a shareholder, you’re close to the end of the line when it comes to being repaid. When you buy bonds, however, you’re lending money, either to a government agency, if it’s a government bond; or to a business, in the case of corporate bonds. Your returns come in the form of interest you receive on your loan. If the business or agency defaults on its bond, you’ll be a bit closer to the front of the queue to be paid from any capital remaining. Equities are considered riskier than bonds but, on the other hand, they generally deliver higher returns over time. So, although you should expect share prices to be volatile at times, equities should, in most cases, form the largest part of a long-term investment portfolio, especially for younger investors. However, if you put too much into equities, you run the risk that your portfolio could fall in value more than you feel comfortable with. So it makes sense to dampen the portfolio volatility with bonds. This is why, the older you are, the greater the proportion of bonds in your portfolio should be – because you have less time remaining to make up the potential shortfall from share losses. The third main asset class is cash. People usually invest in cash via savings accounts or so-called money market funds. These are collective investment schemes where your money is invested alongside other people’s money in cash, or cash equivalents such as short-term government loans, known as treasury bills. Cash is considered to be the safest asset class of all, as it’s unlikely, although not impossible, that you will lose any money. The downside to this safety is that over the long term, cash usually delivers smaller returns than bonds – and considerably smaller returns than equities. Cash also carries the risk of having it’s purchasing power eroded by inflation. In reality, therefore, cash is for savers, rather than investors. Finally, there are alternative investments – which include property, commodities, hedge funds and private equity funds. Some people also include art, classic cars and fine wines in this category. They all have their attractions, and disadvantages. You may want to include cash or alternatives, or both, in your portfolio, but the two main asset classes you should focus on are equities and bonds.
