The suit had claimed that Zillow acts like an appraiser because it lists what it calls Zestimates of homes that are for sale in the Chicago area and around the country. Zestimates place a market value on homes that are for sale. The plaintiffs in the suit claimed that those estimates injured them as they tried to sell homes because Zillow gave their properties lower values than the asking price. For example, plaintiff Vipul Patel claimed in the suit filed in May that his Schaumburg property was on the market for $1.495 million, yet the Zestimate was just $1,068,677. Old Hickory house buyers 615-549-5290 Glenview attorney Barbara Andersen had argued in the case that the practice of listing values without being a licensed appraiser was fraudulent and that Zillow’s estimates confuse people. Representing home seller Patel and three other property owners, she had hoped to have the case declared a class action on behalf of all owners of Chicago real estate listed on Zillow. Andersen could not be reached for comment after the judge’s decision to dismiss the case. In Illinois, appraisers must be licensed. Zillow, however, had claimed that its website makes it clear that it is not providing appraisals. Rather, Zillow said, the automated system is simply providing an estimate based on property records such as sale prices, home characteristics and home price appreciation in the area. The word Zestimate, itself, conveys that the values are merely estimates, Zillow said. Zillow noted in court documents that the median error rate of home values is 5.6 percent and 3.6 percent in the Chicago area. In the court order, St. Eve disagreed that the Zestimates were confusing and accepted Zillow’s argument that they are a starting point in determining a home’s value. Australian Property Values Fell $133 Billion Last Quarter

Official figures have been released showing the extent of the Australian property market slide. $133 billion was wiped off the value of property prices in the December quarter 2018. Figures from the Australian Bureau of Statistics show that Sydney had a quarterly fall of 3.7%; Melbourne 2.4%; Brisbane 1.1%; Darwin 0.6%; and Canberra 0.2%. Only Adelaide and Hobart showed any signs of an increase with 0.1% and 0.7% respectively. Regarding the price declines, Angie Zigomanis, senior manager at BIS Oxford Economics, said: “Investors were a key driver of price growth through their upturns and the fall in investor demand is now underpinning the decline in prices. The weakness in prices and likely concerns about further falls will continue to play on purchaser sentiment through 2019, with further price falls in Sydney and Melbourne expected.” Mr Zigomanis did some research into “real” house prices, that is, he took into account inflation. Based on these figures, you can see that the current downfall in Sydney home prices since June 2017 has fallen 16% in only six quarters. This decline has occurred at about twice as fast as the historical average. Melbourne, on the other hand, is facing its steepest property decline of all time. Although it’s only down 14% since its peak in December 2017, it’s done so at a staggering pace! 14% over only four quarters. Due to the falling property market, many economists have argued that the Reserve Bank needs to cut interest rates even further in order to spur on the economy. NAB, JP Morgan, Westpac, UBS and AMP are all calling for the RBA to cut interest rates. The ASX futures market has priced in a full 25 basis point cut by September 2019. JP Morgan seems to think that there will be two cuts by August this year, because “interest movements are like cockroaches — there's always likely to be more than one”. All this is indicative of a global slowdown. Interest rates are already low across the developed world. The US is currently at 2.5%, Canada at 1.75%, Australia 1.5%, Britain at 0.75%, and poor old Japan at -0.10%. But according to economists, Australia still has a little bit of wiggle room. If the RBA does cut interest rates, how far will it need to cut them to meet its targets? Average Australians are running out of cash thanks to rising debt levels and stagnant wage growth. Small businesses are closing down everywhere you look. A bank analyst at UBS, Jonathan Mott, stated: “We believe it is more likely the major banks pass through around 30 basis points of the RBA's potential 50 basis points in rate cuts to mortgagors.” He said that it’s often mistakenly thought that mortgage rates are highly correlated with the RBA’s cash rate. He stated: “While this works in theory during higher interest rate environments, in periods of very low interest rates or when credit spreads move wider, there may be a breakdown in this relationship.” Furthermore, banking regulators require borrowers to pass a loan serviceability test where they can handle interest rates rising to “at least 7%”. He stated: “As a result, any further reductions in the RBA cash rate and reductions to bank mortgage borrowing rates will not lead to an increase in borrowing capacity given rates are already below the floor rate.” The Australian housing downturn is having real effects on local businesses. A number of building companies in South Australia are facing collapse, and another is facing court action. Adelaide construction company, Tudor Homes, has gone into liquidation, and JML Home Constructions, which runs the Onkaparinga GJ Gardner franchise, has already closed its doors. Here’s a picture of one of their unfinished homes in the suburb of Campbelltown. Cubic Homes, based in Kilburn, have applied to close their doors, and will be heard later this month. Tudor Homes has been a defendant in litigation for some time. The company's liquidators said the firm was insolvent with outstanding creditors. A number of customers have been impacted by the collapse. ODM Group, OAS Group, and Platinum Fine Homes have also fallen victim to the property downturn. It is believed that OAS Group have left 40 houses unfinished, but they said that property owners should be covered by building indemnity insurance. So there you go. In this video, Arlington, VA real estate agent and Realtor Matt Leighton talks about the impact of Amazon HQ2 coming to the Crystal City neighborhood of Arlington, Virginia and the impact that will have on the surrounding neighborhoods. With Amazon HQ2 coming to the new National Landing area of Crystal City, Pentagon City and Potomac Yard, there has been a lot of buzz about real estate prices and how HQ2 will affect the market. Matt takes a look at five neighborhoods that he thinks buyers will gravitate towards. 5 Neighborhoods to Watch for Amazon HQ2 in Crystal City (National Landing): 0:56. 1. Del Ray. This neighborhood has a quaint, old-time feel to it. There is a main strip, walkability and a neighborhood feel. This area has undergone a lot of changes recently to attract a younger crowd. New bars, 20 new restaurants, a beer garden a Target and other business have opened up recently. This is where you go if you want potential. There is a Metro stop but there is not that much walkability. The streets aren't that pretty. The housing inventory isn't amazing. This is a newer neighborhood that features new condos, new apartments, and newer inventory. You can walk to restaurants, stores, and a movie theatre. This neighborhood is situated near Potomac Yard and Del Ray but much different. It has older inventory similar to Del Ray, but more multi-family buildings like condos and apartments. The price point is lower since the condos are older but you can also have luxury townhouses right next door to the older condo and apartment buildings. It is a great place for first time home buyers. Bottom-up urbanism solves urgent housing needs in CA vicinity

When Johnny Sanphillippo wanted to upsize his 700-square-foot home in Sonoma County, California, he discovered that a legal backyard cottage would cost him close to $200,000 in permits, fees, inspections and building costs, so he chose a leaner approach. “I reverse engineered what was legal as-of-right without permits, fees, or inspections. 120 square feet, no more than 12 feet tall, no electricity or plumbing. Full stop.” His “Slack Haven” or “The Bitter Suite” began as a $4,500 cedar shed kit from Canada. He spent another $4,500 on insulation, finishes, wood flooring and furniture. Now the “third bedroom” and backyard office space is warm in winter, cool in summer while remaining off-grid. Lighting comes in the form of a couple of 5 watt LED bulbs powered by little battery bricks designed to recharge cell phones and iPads. Since the home is a rental space for a family of four (going on five), who work from home, he sought out other ways of growing the living space. He began by adding a deck. A pizza oven, several grills and a sink to create an outdoor kitchen next to a long table for big dinner parties. Another part of the deck with outdoor couches and movie projector/screen has become an outdoor living room. More recently, he began converting the garage into a living room (and perhaps bedroom when he adds a Murphy Bed) in an informal (i.e. permit-free) way. Johnny charges his tenants well below the $3800/month going rate for a rental home in Graton (Sebastopol). In exchange they maintain the extensive gardens which provide most of the family’s produce in summer (and Johnny’s: he’s a frequent visitor). Johnny sees the code work-arounds he’s created and those in his neighborhood (e.g. backyard tiny houses, fire-refugee RVs) as a reaction to the calcified zoning laws creating high rents in not just California, but increasingly, other parts of the U.S. “Somewhere along the way we went from regulating things in order to guard the public health and safety to something else entirely. ‘Maintain property values.’ ‘Preserve the character of the neighborhood.’ ‘Keep out the wrong element.’ ‘Where will everyone park?’ ‘Think of the children!’ Or just plain revenue enhancement”, he writes on his blog Granola Shotgun. “I’ve traveled all over the country to red states and blue states, small towns and big cities. The particulars are different, but the overall effect is exactly the same everywhere. Look around at all the schlock. http://www.3fatallandbuyingmistakes.com Hi, Mark the LandGeek here. Let's talk about those 3 fatal mistakes that I see the average real estate investor making every single day. First big mistake -- you've got to call the county recorder and confirm that that seller owns the property. So what do you do? First of all, you find out exactly what county that property is located in. Then you quickly go on at naco.org, and it's www.naco.org. That lists all the counties in the country. Do a quick search. You can do with the state, you can do the county -- whatever you want to do, but make sure you go there. Then all you need to do is if you don't want to talk on the phone, you can email the recorder and simply ask who owns this property at this legal description. They will email you back where they'll tell you it's Frontier Equity Properties LLC. When was it recorded? And that gives you a big clue as to how long did that seller own that property. Are they buying it for long-term? Are they flipping it? What's going on with that property? It kind of gives you a little bit more in the story anyways. So now you've got that information. Again, email our seller now and say, "Hey, can you fax me or email me a copy of your recorded deed for that property?" When they do it, we get to go, to take some time, a little sketchy. If they don't do it at all, don't buy the property. What I have seen is people go online and they can just easily copy now whatever ad is online and say, "Hey, that's my property". They can use a fake PayPal account or a fake Escrow account and take people's money. The typical term for this is a 'phishing' scam. That is the number one fatal mistake that I see people make. You've got to confirm that that seller owns that property; otherwise, who knows what you are getting into. Now there are situations where I have actually sold property on an auction and that's a whole other ballgame because I am just controlling that. If that's the case, then you need to have a copy of the auction agreement to see that they are controlling that property. Otherwise, look out - not a good thing at all! All right, second most fatal mistake I see the average real estate investor making online is they get really excited about the property. They are going to build their dream home there or they are going to put their RV on the property. They are just going to camp out and hang out six months out of the year, or they are going to raise sheep, they are going to do something cool on that property. But they don't confirm with the County Planning and Zoning Commission if what their use for that property is allowed. And so they will invest thousands of dollars, ultimately to be disappointed, and 99.9% of the sellers out there, they don't guarantee that property. You are stuck with it and now whatever dream you had to do on that property is wasted, and then you've got to go on and try to resell that property and so whole hassle and just a big bar of disappointment. So, what do you do? Like we did with the first mistake, we've got to contact the County Planning & Zoning Commission. We are going to go back to our website www.naco.org. We are going to find our county and we are going to call or email planning and zoning. We are going to give them the legal description of that property along with the assessor's parcel number and we are just going to ask the questions -- what restrictions are on this property? What can I do on this property? Can I build a house? Can I raise sheep? Can I camp? Can I put my RV? All these things are very important when trying to determine that your use for that property is allowed. So it's very, very important that you do that. The third most common fatal mistake I see buyers making every day and being really, really disappointing with their purchase, is not calling the County Treasurer to confirm that the taxes are paid current. This one is really something that I have seen time and time again, bite people on the tush. So it's really important that again, we are going to go back to our site www.naco.org -- N-A-C-O, we are going to find our County Treasurer, then we are going to shoot them an email -- again, with the legal description and assessor's parcel number and that information you should be able to get from your seller very easily and it should be on the ad. If it's not, you need to email your seller and get that information. And then you are simply going to confirm the taxes are paid current. If they are not paid current, you need to email your seller and ask them, "Who is responsible for these back taxes? I assume you are." If they say, "Oh, you are responsible for those back taxes", then you've got a decision to make. Well, how much are they if their owner is going to pass on that deal? Dave Ramsey got his real estate license at the age of 18 and began investing in Real Estate in the early 1980’s…he’d buy foreclosures, fix them up, and sell them. So what do most investors do when they finance real estate flips? They take out SHORT TERM LOANS to save money. Loose lending practices in the early 80’s made this an attractive option for quick flip real estate investors…buy a property, immediately fix it up, and flip it within 45-90 days. By the time the deal is done, the loan is paid off. This is how Dave made a substantial amount of money, rather quickly, in his 20’s - and much of his one-million net worth was speculated from high appraised real estate values. But here’s where things went wrong…by the mid 1980’s, real estate values were artificially high, fueled by tax codes which made real estate a favorable method of tax avoidance. See, many wealthy investors chose to dump all of their money in real estate rather than other assets, which inflated values way beyond where they should be….that was, until, the Tax Reform Act of 1986. This changed everything and real estate values came dropping down as demand for real estate dwindled. At that point, his largest lender was acquired by a bigger bank, who began looking more closely at Dave Ramsey’s loans and determined they were too risky for them to continue renewing these 90-day terms. The bank demanded that he pay off his loan within the 90 days that was originally agreed upon, with no further extensions to given. He had invested in a market that was inflated by investors seeking tax deductions, on short term 90-day loans, expecting to flip the property for a profit. This is the BIGGEST difference between Dave Ramsey is this: I take advantage of long term, 30-year fixed rate loans that don’t change. My interest rate doesn’t go up, banks can’t just call it due anytime they feel like it, and the price is the price no matter what happens. When the numbers work, doing this is very safe and as long as the property makes money, your worst case scenario is usually just breaking even and then having a paid off home in 30 years. If Dave Ramsey had a 30-year fixed rate loan, as long as the properties cash flowed, he could’ve just held them…and if he held properties that he bought in the 1980’s, chances are he’d have a TON of money by now. Not only that, but if he took out 30-year loans, not only would he have very, very valuable real estate in 2018 - but they’d be ENTIRELY PAID OFF! ‘Convert To Type’ – Right Click Option

We have a right-click option within the Facility window to Convert To Type *** based on the type of current object that is selected. This will allow users to easily convert currently placed and connected objects to other type of objects. For example, a user may decide to change a Resource object to a Worker type object or to convert a Server to a Combiner. Note that conversions are context specific to the number of input/output nodes with links, so an unconnected Server can be converted to many different objects, while a connected Server will only provide types with at least as many nodes as needed to keep the attached links. Note that the property value copying works as it currently does, which is to go to the first common shared base class of the two types, and copy those property values from the old instance to the new instance. So, converting between Server - Combiner will convert all properties of Fixed, but converting Server - Vehicle well convert all properties of Object. Note that we also keep our current naming behavior, which is that if the old instance name looks like an auto-name (like ‘Server1’), we keep the auto-name of the new instance (like ‘Combiner1’), but if it *isn’t* an auto-name (like ‘PaintingArea’), we keep that same name for the new instance.
