Working with Buyers - Don't Waste Your Time!

07:17
Some buyers take longer than others to find "the perfect home", however you can make everyone's life easier by being a knowledgable agent that has a process/system that will work and save everyone time. #1. Make sure your buyer is prequalified/preapproved #2. Set up a time to meet and take a look at EVERYTHING that is on the market and meets their criteria. #3. Make a list of potential houses. #4. Have your buyers do a drive-by and do a process of elimination of neighborhoods picked. #5. Once your buyers get back to you with the final homes that "made the cut", then go ahead and schedule times for showings. Do this and you and your buyers will save time, gas, and headaches. CAR Form BRE, BREN & BRNN - Buyer Broker Agreement.flv

04:01
The Buyer Broker Agreement (Non-Exclusive/Not for Compensation) (Form BRNN) is an agreement between a potential buyer of real property and a real estate broker. The agreement has three key features. First, it defines the scope of the tasks and duties to be performed by buyer and broker. Second, it provides a written consent to a dual agency if one develops. Third, it places a limit on the time within which a legal action can be brought against the broker. This form is non-exclusive and may be revoked at any time by either buyer or broker.

Should You Hire a Buyer's Broker in NYC? (2019)

02:37
Should You Hire a Buyer’s Broker in NYC? https://www.hauseit.com/should-you-hire-a-buyers-broker-in-nyc/ Hiring an experienced buyer’s broker in NYC who offers a discreet buyer agent commission rebate is the most important first step when buying a property in New York City. By hiring a seasoned buyer’s agent who offers a discrete buyer broker commission rebate, you will automatically save money on your deal and benefit from having an experienced negotiator and market expert on your side to navigate through the complexities of your NYC real estate deal. So, why should you hire a buyer’s broker in NYC? Reason #1: The services of a buyer’s broker in New York City are free Sellers in NYC typically agree to pay the same total commission regardless of whether a buyer’s broker is involved in a deal. This means that the services of a buyer’s broker are already built into your purchase price. How do real estate commissions work in NYC? https://www.hauseit.com/whats-typical-real-estate-commission-in-nyc/ Reason #2: You will automatically save money by requesting a buyer’s broker commission rebate An NYC buyer agent commission rebate is a discreet and automatic way to lock in savings on your purchase. A buyer’s broker can offer a commission rebate by legally sharing with you a portion of the commission the seller has already agreed to pay at closing. NYC broker commission rebates are completely legal and generally considered to be non-taxable income. Request a NYC Buyer Broker Commission Rebate: https://www.hauseit.com/nyc-broker-commission-rebate/ Reason #3: You will avoid a risky dual agency arrangement Dual agency itself occurs when the same real estate salesperson or broker simultaneously represents both the buyer and seller in a transaction. Because the broker cannot provide undivided loyalty to either party, this arrangement increases your risk. Dual Agency in NYC – Info and FAQ: https://www.hauseit.com/dual-agency-nyc/ Reason #4: You will negotiate more effectively and reduce risk When you consider both the experience and knowledge advantages that a listing agent has over you, it’s not hard to see why an unrepresented buyer is usually unable to negotiate as effectively as a seasoned buyer’s agent. In addition, a NYC buyer’s broker with previous deal experience will more easily be able to identify and correct issues before they put your deal at risk. Buyer Broker Risk for "No Contingency" Buyers

08:27
In today's highly competitive market, Sellers are requiring Buyers not to have any Contingencies in their offers. Purchasing property without the benefit of any contingencies creates quite a bit of risk for the Buyer and for the Buyer's Broker. "Other" Contingencies not being used: Form 22T - Title Review Contingency Form 22D - Homeowner's Association Document Review Contingency Form 22VV - Homeowner's Insurance Contingency Form 22R - Well Contingency Form 22S - Septic Contingency ----------------------------------------------------------------------------------------------------------- Annie Fitzsimmons Washington REALTORS Legal Hotline Lawyer Series: Overconfident Sellers + Over-eager Buyers = Broker Liability Legal Hotline Video featuring Annie Fitzsimmons, Washington REALTORS® Legal Hotline Lawyer - The Legal Hotline is a Washington REALTOR® Member only benefit. Watch this video if you want to know how Realtors get paid on pre-owned home and new construction home. Learn how your buyers' agent gets paid. Contact me at http://www.tampa2enjoy.com/contact-us/ As a rule of thumb, a buyer will never have to pay their Realtor a commission if they are buying a home. whether it's a pre-owned home or new construction home. On a pre-owned home, the selling brokerage pays the selling brokerage 50% of the commission. On a new home, the builder pays the selling brokerage a commission of the sale. the brokerage then pays their Realtor the agreed upon commission. So whether you are buying a new or pre-owned home you should never have to pay your Realtor a commission. Check out this website: https://www.nar.realtor Please contact me if you have any questions. How do I Find a Great Buyer’s Agent in NYC? (2019)

05:16
Earn a NYC broker commission rebate on your purchase: http://www.hauseit.com/find-great-buyers-agent-nyc/ Finding a buyer’s agent in NYC will be the easiest part of your home search. From the moment you start searching for properties online, you’ll be bombarded with requests to help you with your search. However, finding a competent buyer’s agent you can trust and work with in New York City is a much more difficult prospect. In this Hauseit tutorial, we explain the most important considerations when looking for a buyer’s agent in NYC. They include the following questions: • Will your buyer’s agent offer you a NYC commission rebate? This can save you $10,000 or more on your NYC home purchase. • Can you be sure your buyer’s agent won’t steer you away from listings which pay lower commissions? • Can your buyer’s agent be trusted with your private financial information? Onto the first question: Will your buyer’s agent offer you a NYC commission rebate? The first test is to ask yourself whether any of these buyer’s agents has offered you a NYC buyer agent commission rebate for choosing them to represent you with the purchase. As of mid 2016, unrepresented buyers almost universally have not heard of home buyer commission rebates despite being fully legal and encouraged by the State of New York. NYC broker commission rebates are fully legal: http://www.hauseit.com/nyc-broker-commission-rebates-legal/ The scale of this cover up by real estate agents is shocking considering the New York State Attorney General had to issue an open letter to the real estate community in April 2015 urging brokers and home owners to take advantage of recent changes in state law allowing commission rebates. So why hasn’t your real estate agent ‘friend’ mentioned this to you? Question number two: Will your buyer’s agent steer you away from lower commission listings? Traditional buyer’s agents in NYC have been accustomed to earning 3% commission on virtually all listings in New York City. However, with the arrival of more cost-effective options for sellers such as Hauseit’s NYC FSBO product, it’s fairly normal to see lower commission splits to buyer’s agents such as 2.5% or even 2% for prime listings in Manhattan and Brooklyn. Can your buyer’s agent be trusted to show you ALL listings which fit your search criteria, and not just the ones which are paying the buyer’s agent 3% commission? The sad answer is that, based on what we’ve seen and heard, the answer is no. It’s very hard to prove that your buyer’s agent is steering you away from lower commission listings. In most cases, the buyer likely has no idea that his or her buyer’s agent is unethical. It’s really disappointing and all the more reason to find a trusted and proven buyer’s agent who is also comfortable offering you a NYC broker rebate, meaning that he or she is okay to work for something less than 3% and still offer top rated service. Let us look at one recent example of unethical buyer’s agent behavior: A buyer’s agent contacts the listing agent to confirm the co-broke amount on the listing. The listing agent responds to the buyer’s agent and confirms that the buyer’s agent commission is indeed just 2%. The buyer’s agent responds by saying: “Sorry, our minimum buyer’s agent fee is 2.5% at this price point. We can’t work with your listing for just 2%.” It should come as no surprise that the listing agent never heard back from this buyer’s agent or her unlucky client who likely had no idea that this unethical behavior was occurring. Now, onto the third question: Can your buyer’s agent be trusted with your private financial information? If your buyer’s agent is in your social network, would you be comfortable with this person having your detailed financial information including net worth, schedule of assets and liabilities and copies of your bank statements? Wouldn’t it be more logical to work with a top rated buyer’s agent in NYC who has agreed in advance to provide you with a 33% buyer’s agent commission rebate at close? Not only would you work with a professional agent associated with a reputable REBNY Member Firm, but you wouldn’t need to even bring up the topic of a commission rebate because it’s something which our affiliate buyer’s agent in NYC has already agreed to offer you! All Hauseit affiliated buyers’ agents in NYC have professional backgrounds in fields such as finance, law, accounting or consulting. As a result, the professionalism and competence of our affiliate buyer’s agents in NYC will be leagues ahead of the typical real estate agent in NYC. How Do I Get a Buyer Agent Rebate in NYC? (2019)

05:03
Request your NYC buyer agent commission rebate: http://www.hauseit.com/how-do-i-get-a-buyer-agent-rebate-in-nyc/ Hauseit has partnerships with many of the most seasoned real estate professionals in New York City who are willing to provide you with the same full buyer’s agent service their normal clients would expect, the commission rebate you deserve while maintaining their anonymity. No one will know the difference except your pocketbook. It’ll be our little secret! Contact Hauseit today to request your New York City buyer’s agent commission rebate: http://www.hauseit.com/home-buyer-cash-back/ Congratulations on getting this far. Most New York City home buyers are not even aware of the possibility that they can receive a buyer’s agent commission rebate. Not only are NYC home sellers punished by the real estate brokerage industry with 6% in sales commissions on the highest home prices in the country, NYC home buyers are also somehow collectively never made aware by their traditional buyer’s agent representatives that commission rebates are legal. In this Hauseit tutorial, we’ll explain some common dangers buyers associate with using a discount buyer’s agent and how to properly get a buyer agent rebate in NYC without endangering your chances of closing a deal. So, why are buyer agent rebates so rare in NYC despite being so lucrative for buyers? In our opinion, buyer agent commission rebates in New York City are rare for four reasons: Buyers care about closing a deal more than earning a commission rebate Buyers are scared of the perception of working with a discount broker Buyers think that discount brokers don’t have access to good inventory Buyers are concerned about a discount broker’s quality of service Let’s go into some more detail on each of these points: The first reason that commission rebates are rare in NYC is that given the scarcity of inventory most home buyers care much more about access and probability of closing versus getting any sort of cash rebate incentive from their buyer’s agent. So buyers choose their buyer’s agent based on who they think will give them the strongest representation and likelihood of winning a deal, as opposed to who will give them a buyer agent rebate. The second reason that broker commission rebates are rare in NYC for buyers is that they are worried that they will be discriminated against by listing agents and therefore less likely to win a property. This is a real cause for concern. The third concern home buyers have against using a discount broker who publicly offers buyer agent rebates in NYC is the perception that discount agents don’t have the same access to properties a traditional agent does. This concern is not completely true, as all agents from both small and large brokerages are obligated by their association bylaws to immediately post all exclusive listings to all members of the broker community within 48 hours of signing a listing agreement. However, there is a chance that discount buyer’s agents will not have access to the same amount of ‘pocket listings’ as a traditional agent would. Given the negative reputational consequences of being a full time discount broker, someone offering a buyer agent rebate in NYC will likely not make it to a traditional listing broker’s exclusive pocket-listing mailing list. The last worry many buyers have about hiring a known discount broker to provide a buyer agent rebate in NYC is that the agent won’t work as hard in negotiating on behalf of the buyer and closing the deal because he’s not paid as much as his peers. This may be the case depending on whom you hire, but there are many broker professionals who will work just as hard for 2% as someone working for 3%. If you pick carefully and work with a pre-screened, seasoned buyer’s agent you won’t have an issue on this one. So how does a home buyer in New York City secure a buyer agent rebate without sacrificing the quality of service, lowering his or her odds of closing a deal or missing out on inventory? The simple solution to securing a buyer agent rebate in NYC while avoiding these common problems is to work with a top, traditional buyers’ agent who doesn’t engage in rebates full-time, whose image is 100% full-service, and who discreetly provides you with a rebate at closing. Hauseit has partnerships with many of the most seasoned real estate professionals in New York City who are willing to provide you with the same full buyer’s agent service their normal clients would expect, the commission rebate you deserve while maintaining their anonymity. No one will know the difference except your pocketbook. It’ll be our little secret! Broker Tip of the Week – Buyer Broker Agency Agreement

01:38
A couple of things I wanted to cover for you and quiet possibly save you a lot of money this week is when you are filling out the Buyer Broker Agency agreement please note that the date that you fill in at the top is not todays date it is the “Expiration” date of the agreement. Ouch that can hurt if you fill it out incorrectly. Also, the commission portion I recommend filling it out at 3% +$350. This section should be read carefully as it is meant to cover you in a couple of ways. Let’s say you see a BAC of 2.5%, then your buyer is subject to the .5% difference + $350. The $350 is used to pay your transaction coordinator if you use one. Hope these tips help you out!

NYC Buyer Broker Commission Rebate - Save $20k with a NYC Broker Commission Rebate (2019)

01:55
Save $20k or more with a NYC Buyer Broker Commission Rebate: http://www.hauseit.com/nyc-broker-commission-rebate/ Did you know that as a home buyer in New York City you don’t pay anything to work with a buyer’s agent? Sellers pay 100% of all real estate commissions in NYC. A typical NYC home seller pays on average 6% in real estate agent commissions. Half of that, or 3%, is paid to the buyer’s agent who represents you on the purchase. What if you could personally earn some of that commission paid to your buyer’s agent? By working with a Hauseit affiliate buyer’s agent, you can actually earn a cash rebate of 1% off your purchase price. Hauseit affiliated buyer’s agents offer NYC commission rebates which let home buyers earn on average $20,000 or more simply for buying a property in New York City. As a NYC home buyer, you have two choices during your search. You can use a traditional buyer’s agent who may or may not offer good service. The only thing that’s guaranteed when using a traditional NYC buyer’s agent is that you WON’T receive any commission rebate whatsoever. Your second option is to work with a Hauseit affiliated buyer’s agent. You would receive highly rated service as well as a 1% NYC commission rebate to help make your purchase more affordable. On a typical New York City sale price of $1.5 million, a home buyer who works with Hauseit would earn around $15,000 through the commission rebate. You may be asking - what’s the catch? The truth is that there is none. In fact, New York’s attorney general recently sent an open letter to the real estate community encouraging them to offer commission rebates. But don’t expect to hear this from a traditional buyer’s agent who keeps all of the commission for him or herself. Fortunately, we just let you in on the secret.
