For one, the value of real estate has historically appreciated, which gives many investors a sense of security that their investments will produce positive cash flow over time. For another, real estate business owners are rewarded with significant tax deductions! But arguably the greatest benefit of being a real estate entrepreneur is the control that comes with job -- You call the shots, you manage your time, you are the CEO of your company! Step 1: Identify your personal goals. Ask yourself questions like, “do I want to invest part time or full time?”, “am I financially ready to start investing?”, “do I have a support system?”, and “what is my motivation?”. Your answers will help determine your initial strategy and business plan. Step 2: Research. This includes making a decision about your specific exit strategy (whether that be wholesaling, fix and flips, or rental properties), an in-depth analysis of your local market, and a review of your biggest competitors. After studying those external factors, begin to examine the internal factors. This means pinpointing your strengths and weaknesses as well as deciding how to differentiate yourself from the competition. Step 3: Craft your business strategy. After you’ve conducted sufficient research, you should be able to formulate several ideas on what exactly will help your business succeed. If you lack liquid capital, you may consider real estate wholesaling. If you’re aim is to build wealth over time, buy and hold properties are a smart strategy. Whichever niche you choose should be highlighted in your business plan as well as which resources and tools you plan to leverage. Step 4: Choose a business name and set up an LLC. When picking a name for your new venture, be sure that it is memorable, creative, catchy, and accurately describes your business. You can draw from inspiration, but be sure to do your research in advance. Only after you’ve named your business should you start an LLC. An LLC will protect you and your business from future liabilities as well as reward you with additional tax benefits. Step 5: Build a website. Step 8: Follow up with each and every lead. The worst thing a real estate business owner can do is launch several marketing campaigns at once only to ignore the increased stream of incoming leads. Just because a lead may not result in a lucrative opportunity right away doesn’t mean the lead won’t turn into something valuable in the future. When it comes to lead generation, make it your goal to build a genuine relationship with every potential client. Lastly, build a support system. Investors, treat this tip as an ongoing exercise more so than a final step. This is because the importance of a solid network and support team is unparalleled if you want to succeed. STEP 1: Find a property to wholesale. The best wholesale deals come from distressed properties, as these properties are often priced well below market value. Distressed properties often need serious repairs or are owned by individuals who are highly motivated to sell. Motivated sellers can include individuals facing foreclosure, estate heirs, absentee owners, or properties with liens, for example. You can find distressed properties by networking with real estate professionals in your area, creating bandit signs, driving for dollars or setting up a direct mail campaign! STEP 2: Make an offer. Be sure to approach every seller delicately and be transparent about your role as a wholesaler. Discuss why working with a wholesale investor is beneficial to homeowners when trying to negotiate a low price. Gain the seller’s trust by explaining how you plan to handle the entire process from inspection to close. STEP 3: Assemble your team. Every real estate wholesaler needs a title company, contractor, and appraiser in their rolodex to ensure their transaction runs smoothly. An appraiser will make sure you’re paying a reasonable price for the property, a title company will run a title search, and a contractor will help you accomplish Step 4... STEP 4: Assess the property’s needs. Visit the property with your contractor to create a scope of work and estimate of repairs. You will eventually pass this information along to your end buyer as well as an estimated ARV, or “after repair value”. Doing so will show the buyer the full potential of the property thus increasing your chance to profit. STEP 5: Find your buyer and negotiate the deal. The best way to find a buyer is to network with like-minded professionals in your market. Attend a local REI meeting and pass out your business cards to everyone from contractors, to attorneys, to other investors. Explain that you’re always on the hunt for a great deal and looking to build your buyers list. After finding an interested buyer, it’s time to talk terms. Determine a “finder’s fee”, usually about 5 to 10% of the sale price. STEP 6: Close the deal. There are 2 ways to close a wholesale deal: an “assignment of contract” or a “double close”. To perform an assignment of contract, wholesale investors must add a clause to their contract that states they have the right to sell that contract to an end buyer for a fee. A double close, on the other hand, consists of actually purchasing the title of a property and almost immediately reselling it to another buyer. Do you want to find properties that are priced below market value? Do you want to close more deals in less time? If you answered yes to any of those questions, then it’s time to learn how to find and work with motivated sellers. Why? Because the more motivated a person is to sell his or her property, the better the deal an investor can obtain. Motivated sellers can come from any neighborhood, level of education, or salary bracket. In short, a seller is considered motivated when they are in a time crunch to sell...But situations can vary person to person. For example, one person may have to sell quickly due to a job relocation while another may be motivated to sell to avoid facing foreclosure. These folks have a compelling reason to sell their properties, and it’s an investor’s job to identify that reason and help resolve it. So without further adieu, follow these 4 steps to find motivated sellers in your market today. The first step in acquiring motivated seller leads is to find the right list. There are a variety of lists investors can choose from; however its typically best to start with one or two and build out from there. Types of motivated seller lead lists investors can target include: estate heirs, absentee owners, out-of-state landlords, people who own homes free-and-clear, foreclosure or pre foreclosure properties, properties with liens, and homeowners in probate. Some lists are free and can be found by digging through local court house records while others can be purchased online from sites like ListSource and Z Buyer. Once you have your lists, segment them further with filters, like zip code parameters or property size requirements, and you’ll have a targeted list of potential leads in no time. Step two of working with motivated sellers is the marketing phase. Once you’ve collected your targeted lists, you must build and send out your marketing collateral. Start by creating a piece of direct mail, like a letter or postcard, that you can send to potential sellers. Remember, the best direct mail pieces should evoke an emotional response; so forget the numbers and stats and focus on trying to create a personal connection. Next, create a website or squeeze page where interested leads can reach out to you. Lastly, make sure to set up a phone lead-acquisition system like Google Voicemail so you never miss out on a prospective seller. Once you’ve created your marketing collateral, step three is to send out your direct mail and wait for a response. In general, a good response rate for direct mail is about 4 to 5 percent, so if you send out 250 pieces, you’d ideally receive about 12 responses. So how do you send out your pieces? If you have funds available, companies like Modern Postcard and Printing For Less are perfectly adequate options. If you have a tighter budget, you can do it yourself. Print your letters, buy your envelopes, and take them to the post office. The last step to finding the best motivated sellers is to filter your leads. After you’ve received responses on your website or voicemail, schedule a phone call with each and every lead. During these calls, find out as much information as you can about the seller and the property. Ask questions like, “why do you want to sell?”, “how long have you lived in the property?”, “how much money are you looking to receive from the sale?”, “where is your property located?”, and “what improvements have been made to the property?”. The purpose of these calls is not to sell yourself, but rather to gather information and establish rapport with potential leads. Educate the seller on how the process works as well as what they can expect along the way. This way, they’ll remember and trust you when they are ready to sell. Once you’ve implemented these 4 steps, you’ll instantly notice an increase in your stream of incoming leads. Remember, the more you’re able to segment your lists and speak to sellers on a personal level, the better you’ll become at finding motivated sellers. Which of our tips will you implement first?
