3 Fatal Mistakes in Buying Land

http://www.3fatallandbuyingmistakes.com Hi, Mark the LandGeek here. Let's talk about those 3 fatal mistakes that I see the average real estate investor making every single day. First big mistake -- you've got to call the county recorder and confirm that that seller owns the property. So what do you do? First of all, you find out exactly what county that property is located in. Then you quickly go on at naco.org, and it's www.naco.org. That lists all the counties in the country. Do a quick search. You can do with the state, you can do the county -- whatever you want to do, but make sure you go there. Then all you need to do is if you don't want to talk on the phone, you can email the recorder and simply ask who owns this property at this legal description. They will email you back where they'll tell you it's Frontier Equity Properties LLC. When was it recorded? And that gives you a big clue as to how long did that seller own that property. Are they buying it for long-term? Are they flipping it? What's going on with that property? It kind of gives you a little bit more in the story anyways. So now you've got that information. Again, email our seller now and say, "Hey, can you fax me or email me a copy of your recorded deed for that property?" When they do it, we get to go, to take some time, a little sketchy. If they don't do it at all, don't buy the property. What I have seen is people go online and they can just easily copy now whatever ad is online and say, "Hey, that's my property". They can use a fake PayPal account or a fake Escrow account and take people's money. The typical term for this is a 'phishing' scam. That is the number one fatal mistake that I see people make. You've got to confirm that that seller owns that property; otherwise, who knows what you are getting into. Now there are situations where I have actually sold property on an auction and that's a whole other ballgame because I am just controlling that. If that's the case, then you need to have a copy of the auction agreement to see that they are controlling that property. Otherwise, look out - not a good thing at all! All right, second most fatal mistake I see the average real estate investor making online is they get really excited about the property. They are going to build their dream home there or they are going to put their RV on the property. They are just going to camp out and hang out six months out of the year, or they are going to raise sheep, they are going to do something cool on that property. But they don't confirm with the County Planning and Zoning Commission if what their use for that property is allowed. And so they will invest thousands of dollars, ultimately to be disappointed, and 99.9% of the sellers out there, they don't guarantee that property. You are stuck with it and now whatever dream you had to do on that property is wasted, and then you've got to go on and try to resell that property and so whole hassle and just a big bar of disappointment. So, what do you do? Like we did with the first mistake, we've got to contact the County Planning & Zoning Commission. We are going to go back to our website www.naco.org. We are going to find our county and we are going to call or email planning and zoning. We are going to give them the legal description of that property along with the assessor's parcel number and we are just going to ask the questions -- what restrictions are on this property? What can I do on this property? Can I build a house? Can I raise sheep? Can I camp? Can I put my RV? All these things are very important when trying to determine that your use for that property is allowed. So it's very, very important that you do that. The third most common fatal mistake I see buyers making every day and being really, really disappointing with their purchase, is not calling the County Treasurer to confirm that the taxes are paid current. This one is really something that I have seen time and time again, bite people on the tush. So it's really important that again, we are going to go back to our site www.naco.org -- N-A-C-O, we are going to find our County Treasurer, then we are going to shoot them an email -- again, with the legal description and assessor's parcel number and that information you should be able to get from your seller very easily and it should be on the ad. If it's not, you need to email your seller and get that information. And then you are simply going to confirm the taxes are paid current. If they are not paid current, you need to email your seller and ask them, "Who is responsible for these back taxes? I assume you are." If they say, "Oh, you are responsible for those back taxes", then you've got a decision to make. Well, how much are they if their owner is going to pass on that deal? If they are reasonable and you are getting at a good price, well, maybe pay the back taxes -- big deal. http://www.3FatalLandBuyingMistakes.com

So how about not going and seeing the property? It's a big one. There's nothing wrong with buying property online site unseen. I have done it. I go on Google Earth and I look at it virtually but I don't close the deal until someone physically goes and checks on that property for me. There's a great site out there called wegolook.com. WeGoLook.com - $49.00, send someone else to go look at your property. You can always take advantage of a local realtor. Give him a call; give her a call and say, "Hey, I am buying this property -- have you seen it?" So always, always, if you are going to buy property site unseen, make sure that someone sees it. It doesn't necessarily has to be you. If you are in California, you are buying property in Nevada, that's fine, but make sure someone goes and checks on your property. If no one can go look at it, make sure there's a guarantee. I always offer a 90-day addition due-diligence on my property so that people can go, plan a trip, make sure that they really love the property they are buying. So I want to switch gears now and let's get ready for your first acquisition. Where do you start? A lot of people, when you get going and doing anything, it's just by 'how do I start', and the first thing I want you to do is look in your own backyard. I know it's become a cliché but buy what you know. If you are looking taxes, don't start your research in California. Look first in your neighborhood. You know the busy streets and you know the good corners and you intuitively know the path of growth. Relationships are already in place, even if you aren't aware of them, and inevitably you will discover that you know someone who could help you achieve your land goals when you start investing in your backyard. You also know the key players in your own town. You know the key real estate attorneys, the title companies, and if you don't know the key players, most likely you know someone that does. So the benefits of investing in your neighborhood, despite maybe better investing opportunities out of state, or somewhere where you are not as familiar with, don't really apply here because then you start competing with the local pros and you will get beaten every single time. I have done this for 11 years now so I am buying all over the country but when I first started, I started in Arizona and I got my template down. I got a few deals under my belt, how everything worked, and now I can apply that same model to other states but when you first start, start in your neighborhood. I think of Warren Buffett when I think of investing and Warren Buffett never buys a company or a stock until he doesn't understand, and the guy's best friends with Bill Gates, but has never put a dime to Microsoft, simply because he doesn't understand the technology, and that same principle applies to raw land. Thanks for taking your time to learn more about how to safely buy land online and avoid these fatal mistakes I see the average real estate investor making every day. So without further ado, let's get on to tip number 2. The other fatal mistakes I see are dealing with titles. That is, how is the seller conveying title to you, the buyer - are they using a warrantee deed, a special warrantee deed or a quick clean deed? These three things are very different things. Let's talk about the worst of the deeds, a quick clean deed. Seller is actually providing or warranting you nada, zilch, nothing. There's liens on the property, encumbrances, problems with the title -- your problem, not theirs. Till then we take it quickly indeed, ever. A special warrantee deed is a little better. A special warrantee deed warrants that during the seller's ownership of that property, they are warranting you, the buyer, that they haven't put any cloud on the title, no liens or encumbrances. Still, it's not too great. The best thing you can get is a warrantee deed. A warrantee deed states that your title is free and clear from the entire chain of title, from the very first buyer, up to you, that there have been no liens or encumbrances on the title of that property. And to be really safe, get title insurance. So there you have it. Always insist on that warrantee deed and if you want to learn more about actually making a living buying and selling land online, creating incredible passive income through land notes or just buying land, flipping it and making extra money, going to tax sale auctions, because they say in real estate, you make your money on the buy, not on the sale. http://www.3FatalLandBuyingMistakes.com Hi, it's Mark, the LandGeek again and we are going to talk about tip number 4, which is near and dear to everyone's heart -- the importance of water. So let's get started. So all this time I have been talking about fatal mistakes I see the average real estate investor making online. A good question to ask your seller, and it's a mistake not to ask the seller this question, is 'what's the water like? Is it portable? That is, can I drill well? Can I drink that water?' A lot of times you are going to find that some of these rural areas, it's going to take tens of thousands of dollars to drill down far enough to tap water. You can't go really long without water. So unless you have another option available to you such as trucking in your water, or you have some different type of plan with that property where your water needs are going to be scarce, don't buy that property. It's the basic building block of life and we need it. Property that we can't access water on, we are not going to put a home on it, we are not going to be able to raise animals on it, we are not going to be able to do very much on it. It's camping property basically. So ask your seller, how deep is the water table in this area, and can I drink that water? So there you have it -- water is the key, and another key to life is control, which is why I love buying land. With stocks or bonds you don't know what's going on with these companies when you make an investment, but raw land, you have complete control. You have picked the location. You can make improvements if you want. You can choose what you pay for, how to find it and structure it. There's tons of flexibility and control with land and real estate and study after study says it's not money that makes us happy in life; it's the sense of control. http://www.3fatallandbuyingmistakes.com/ Hi! It's Mark, the 'LandGeek' again, and let's talk about Tip #5 -- 'Avoid those POA dues'. So let's get started. Another great question to ask, "Are the Property Owners Association or Home Owners Association dues associate with this property?" I once dealt with a subdivision in Pennsylvania, and I am telling you this subdivision may go and dine their owners anyway they could. First, there was a transfer fee. Then there are monthly association dues. Then there were special assessments. Then there was a water due, even if you weren't even accessing water, you still have to pay a water fee, every month. I mean it was just a mess. These can be avoided just by asking simple question, "Are there dues associated with this property?" Most of the time I look for property that is very straightforward and simple, there's not going to be water restrictions and there aren't going to be dues, but sometimes there's really nice communities where you know, as a golf course in a lake, in a gated community, and they maintain their own roads and they maintain their own community and there's going to be dues associated with it -- that's fine. Just make sure you know you are signing up for it. Typically I tell people you can find a great community without the dues but if you have to get a community with the dues, make sure you know every single fee associated with it and what that Property Owners Association is doing with your money before you make that choice. It's a mistake not to. Now here's Tip #6. http://youtu.be/FIz_Qoaqzbo Finally, the last question you want to ask is, "Is there ingress, and is there egress to that property?" 'Ingress' and 'egress' are just fancy words for 'is there legal access to my property'? A lot of times in rural areas it's going to be landlocked, which means you have to apply for an easement or permission to access your property through someone else's property, and that can be a real headache sometimes. Sometimes it's not, but often times it is, especially when you are dealing with the government, it can take up to a year to get an easement. So always make sure that that property is not landlocked and that you can get ingress and egress. You can get from 'A' to 'B' unfettered and there's legal access to your property. Side note: Congratulations for looking to raw land as an investment. Often times people say, "Hey, stock market's great", or "Buying homes is great". I disagree. I think the best asset is raw land. You got no tenant headaches, no termites, no physical problems and physical maintenance you have to deal with. You don't have to deal with some guy on CNBC saying, "Hey, the CEO is been grilled in a scandal". So unlike the stock market, you have total and complete control when you buy raw land. Raw land can be tricky though, as we have seen, but if you are guided right, you can make an absolute fortune buying and selling raw land. So there you have it -- Tip#6 -- Legal Access, Ingress and Egress. http://www.3fatallandbuyingmistakes.com/ Hi, it's Mark, the LandGeek again. Tip number 3 may seem like common sense to you but the only reason I mention it is I see it happen time and time again. So let's start tip number 3. When dealing online for the first time with a seller and you have never dealt with them before and even if you checked their Better Business Bureau (BBB) rating and you have called the Department of Real Estate and they have done a thorough investigation on them, it's online. Don't send certified funds for that first transaction. Unless it's a really large transaction and you are going through a title company and Escrow, then it's fine. But if you are going online through eBay or Bid4Assets, one of these online sites, and you are buying property, use a credit card. And the reason being is if that seller doesn't send you the title, the credit card company is going to credit back to you that purchase. You are not out anything. So if you are getting a scrupulous seller you have some protection, but if you just send them certified funds, you are out. Hopefully they will deed you the property and convey title and there aren't going to be any problems but what if they don't? What if it's a phishing scam? You never know. So always, always have an actual way of protection online -- use a credit card. So there you have the tip number 3 -- always be careful about sending cash to anyone online and just make sure you are checking out your seller and if it seem like common sense to you, I apologize, but in my experience, so many people have been just so trusting with me when they bought land from me, I had to bring it up. It is a phenomenal strategy, which will allow you to make a higher return on your investment, without all the headaches of renters, rehabs, renovations, and rodents. You can make an average of 2-24% on your money. However, there are risks that come with this kind of investment. 1. In the due diligence, if you buy a tax lien but you find out it’s a piece of raw land and the owner has no intention of paying off the tax lien, you’re not going to make money on the tax lien. The property might have to be foreclosed. This can be avoided if you purchased the property straight from the owner. Do you want the property in case you have to foreclose on it? 2. There might be code enforcements that are in place. It may include taking care of the upkeep of the property and paying municipal fines. These can destroy your returns. 3. There might be Government Arrears. You might find out that you’re not even the rightful owner of the tax lien. 4. Legislative and Court Rulings change all the time. These changes in the law may render your tax lien useless or puts it in jeopardy. 5. The tax lien owner may file for bankruptcy. You can make 300% to 1,000% on a cash flip or owning the land. You do a little more work if you market the property and sell it but it’s not that difficult. You still have to spend the same amount of time doing due diligence on the tax lien to make 16%.
